What we take

Every scope below is in-bench and self-performed or directly managed. Nothing subcontracted to a partner we haven’t personally vetted.

Tenant improvement wiring

Design-build and plan-and-spec TI electrical for retail, office, medical, and restaurant. From demo-only to full power-and-data rough-in to final trim. Coordinated with HVAC and plumbing so the rough inspection passes the first time.

Service + panel upgrades

Main service, panel, and sub-panel upgrades on commercial and multifamily. We coordinate with the utility, handle the permit + inspection, and minimize outage windows. 200A to 2500A services are in-bench.

EV charging infrastructure

Level-2 and Level-3 EV charging for multifamily, hospitality, office parking, and fleet. We design the load study, coordinate with the utility, pull the permit, and deliver turnkey chargers ready for commissioning.

Light-industrial + 3-phase power

3-phase wiring, motor control centers, disconnect switches, and equipment hookups for light manufacturing, processing, and warehouse-to-industrial conversions. Permitted + inspected + documented.

Multifamily unit retrofit

Unit-by-unit electrical upgrades in apartment + condo buildings. Panel replacements, GFCI + AFCI compliance, outlet adds, smart-home pre-wire. Scheduled around tenants and done inside a day per unit.

Emergency response (contracted)

24-hour response for property-management accounts on our roster. Service outages, equipment failures, code-required repairs. We respond to buildings we already know — not cold calls.

How a project runs

STEP 1

Electrical site survey

Licensed master electrician walks the space, reviews as-builts, and documents existing service. Load calc done on-site when the scope warrants.

STEP 2

Engineered scope + fixed bid

One-line diagram, fixture schedule, panel schedule, material callouts, permit cost. Fixed-bid pricing — discovery charges for hidden conditions priced up front.

STEP 3

Permit + execute

We pull every permit, coordinate utility coordination, and run the project with a dedicated PM. Occupancy scheduling for multifamily + commercial operating spaces.

STEP 4

Inspection + warranty

Final municipal inspection, as-built drawings handed back, and 5-year workmanship warranty on everything we self-perform.

Straight answers

Do you do residential remodels?+

Yes — whole-home rewires, service-panel upgrades, kitchen/bath remodels, and additions starting at $10,000. For troubleshooting calls or single-circuit work below that we refer to residential electricians we trust.

Are you licensed for Saint Louis?+

Missouri master electrician license with commercial, multifamily, and industrial endorsements. Permit history across STL-area municipalities.

Do you work in Chicago?+

No. Electrical is Saint Louis only. In Chicago we handle roofing and general construction (additions, remodels, build-outs), but electrical trades stay on the STL side of our bench.

Can you do design-build?+

Yes — we regularly scope electrical before the architect is finished, including load study, panel schedule, and one-line diagram. Saves weeks versus waiting for a full plan set.

What about EV charging specifically?+

Level-2 and Level-3 for commercial + multifamily. We handle the load study, utility coordination, permit, and commissioning. Most common scope: 10-40 stalls in a multifamily or office garage.

Do you do low-voltage / structured cabling?+

Yes, as part of larger electrical scope. For standalone structured-cabling or AV jobs we refer to specialists, but TI rough-ins including cat6 data + AV pre-wire are routine.
