What accountability changes in a capital project.

Representative scope examples. These explain the operating model; they are not presented as named customer case studies.

Flat roof + rooftop systems

Before

Aging low-slope assembly, active penetrations, occupied property, and an RTU interface split across vendors.

After

One replacement scope coordinating roof system, curbs, flashing, access, punch, photos, and warranty records.

Commercial tenant improvement

Before

An empty suite, incomplete trade information, landlord criteria, and a fixed turnover target.

After

Written interior and MEP scope with inspection sequence, change control, finish punch, and turnover records.

Multifamily capital rehab

Before

Four-plus-unit property with access constraints, dated systems, repeated finish work, and scattered priorities.

After

Phased units, common areas, systems, protection, owner decisions, photos, punch, and closeout under one lead.

How it works

Four steps. One accountable lead.

01

Send the property + scope

Tell us the building, requested services, ZIP, timing, budget, and what has to change.

02

Verify fit + conditions

We review plans, photos, access, occupancy, permits, and the site conditions that need a walkthrough.

03

Approve a written scope

Inclusions, assumptions, exclusions, schedule, payment steps, and responsibilities are documented.

04

Build + close out

One lead manages progress, written changes, punch, photos, warranties, and useful project records.

Commercial scope FAQ

Permit and trade clarity first.

How are permits and licensed trade requirements handled?+

Vulcan confirms the requirements for the project jurisdiction and coordinates appropriately licensed electrical, HVAC, plumbing, roofing, or specialty trade work. Permit, inspection, owner, and contractor responsibilities are stated in the written scope before mobilization.

What projects are the best fit?+

Commercial buildings, multifamily properties with four or more units, and investment rehabs with a defined address, decision-maker, budget, and target outcome. The minimum project size is $15k; the typical range is $25k–$250k.

Do you take residential work?+

Only serious planned work: a full reroof, full repipe, panel or service upgrade, whole-system HVAC replacement, or whole-property rehab that meets the $15k minimum. Vulcan is not a single-repair dispatch company.

Can several trades be carried in one scope?+

Yes. Roofing, electrical, HVAC, plumbing, exterior, and interior work can be coordinated under one project lead when the property needs a connected plan.

What should I send for an estimate?+

Start with the property type and ZIP, requested services, a short description, target timing, budget range, and any current photos, plans, reports, landlord criteria, or bid date.

What is included in closeout?+

The exact package follows the scope. Typical closeout includes punch completion, progress or completion photos, warranty information, approved changes, and records useful to the owner or property manager.
