What we take

Every scope below is in-bench and self-performed or directly managed. Nothing subcontracted to a partner we haven’t personally vetted.

RTU replacement + retrofit

Full-tonnage rooftop unit swaps on strip centers, office buildings, and light-industrial. We crane, set, and commission the unit plus bring the curb and gas/electrical to code. Same-day occupancy the rule, not the exception.

VRF + heat-pump retrofits

Mitsubishi and Daikin VRF systems in multifamily retrofits and office TIs. Engineered load calc, refrigerant run sizing, and commissioning. Best choice where a traditional split system doesn't fit the building.

Chiller + boiler service

Preventive maintenance + repair for commercial chillers, cooling towers, and low-pressure boilers. We work on rotating equipment other HVAC shops won't touch, and we write a real maintenance log — not a sticker on the unit.

Multifamily mini-split + PTAC

Unit-by-unit upgrade programs in apartment buildings and extended-stay hotels. Scheduled around tenant occupancy, done inside a day per unit, documented with before-and-after photos.

Make-up air + exhaust (kitchen)

Restaurant hood and make-up air design, install, and balance. We coordinate with the mechanical engineer and the health department so the system passes inspection on the first walk.

Preventive maintenance contracts

Scheduled seasonal PM for commercial rooftop units and split systems — 2× or 4× per year depending on equipment age. Includes coil cleaning, refrigerant check, belt + filter service, and a written condition report after every visit.

STEP 1

Mechanical site survey

Licensed mechanical contractor evaluates equipment, ductwork, and controls. Documented with photos + load data. Real survey — not a 15-minute truck stop.

STEP 2

Engineered scope + fixed bid

Equipment cut sheets, refrigerant schedule, electrical + gas service requirements, permit + crane cost. One number. No discovery charges mid-project.

STEP 3

Install + commission

Crane or staircase delivery, set, commission, and air-balance. Tenant-occupancy scheduling so air conditioning downtime stays in the single-digit hours.

STEP 4

PM + warranty

Post-install PM schedule offered on every new system. 5-year workmanship + manufacturer warranties registered on your behalf before we invoice.

Straight answers

Do you service residential central air?+

Yes, on whole-system replacements or multi-zone additions starting at $10,000. For seasonal tune-ups and single-component swaps we refer to residential HVAC shops we trust.

Which equipment brands do you install?+

Primary: Carrier, Trane, Daikin, Mitsubishi. We install the brand that fits the spec — never brand-locked, never suspicious about why one unit costs $8K less than the other.

Do you carry a mechanical contractor license?+

Missouri master mechanical license with refrigerant + commercial gas certifications. Permit history across STL-area jurisdictions.

Do you work in Chicago?+

No. HVAC is Saint Louis only. In Chicago we handle roofing and general construction (additions, remodels, build-outs), but mechanical trades stay on the STL side of our bench.

Can you handle multi-site PM contracts?+

Yes — multi-building rotation is exactly what we're built for. Regional property-management clients with 30-100 RTUs across the STL metro is our sweet spot.

What about emergency response?+

24-hour response for contracted PM clients. We don't do cold emergency calls — we respond to buildings we already maintain, which means we already know the equipment before we arrive.
