Our in-house architect produces permit-ready drawings for residential additions, remodels, and commercial tenant improvements across the Saint Louis metro. If you already have plans, upload them and we’ll review for constructability. If you don’t, we’ll design them.
Note: we offer architectural services in Saint Louis only. For Chicago projects, we handle plumbing, HVAC, electrical, and roofing — but bring your own architect.

How design-build works with us
Intake + site visit
Upload whatever you have (sketches, photos, inspiration) or tell us what you want. Our architect and PM walk the site together within two weeks of intake.
Schematic design
Preliminary layouts, massing studies, and a fee-and-timeline proposal for the full drawing set. Two rounds of revisions included before we lock scope.
Construction documents
Permit-ready drawing set: site plan, floor plans, elevations, sections, structural details, MEP coordination notes. Sealed where code requires it.
Permit + build
We pull the permit with the drawings we produced, then build the project under the same roof. One accountable team from napkin sketch to final inspection.

Yes. Most of our architectural clients come to us with a sketch, a Pinterest board, or just a description. Our in-house architect turns that into schematic design, then permit-ready construction documents. Upload whatever you have (even a phone photo) and we'll take it from there.
I already have plans from another architect. Will you build from them?+
Absolutely. Upload the PDFs and we'll review them for constructability, cost, and code compliance before we price. If the set is incomplete we'll flag what's missing — sometimes we can fill the gaps ourselves, sometimes we'll tell you honestly that the set needs to go back to your architect.
Are you licensed to stamp drawings?+
Our in-house architect holds a Missouri architecture license. Drawings that require a state seal are sealed before they leave our office. Structural components that require a PE seal are coordinated with a structural engineer on our bench.
Why Saint Louis only?+
Because our architect is based in Saint Louis and design-build coordination works best when the design and construction teams share a PM in the same city. We handle Chicago projects on the plumbing, HVAC, electrical, and roofing side, but architectural work is STL-only for now.
Do I have to build with you if you design for me?+
No. We quote design work as a fixed fee and construction separately. Most clients do both because we're one accountable team, but you are welcome to design with us and build with someone else — the drawings are yours.
What does this typically cost?+
Residential schematic design starts around $3,500. A full permit-ready set for a typical residential addition runs $8K-$20K depending on complexity. Commercial TI drawings vary widely by scope. Fixed-fee proposal always comes before work begins.
