The Problem: You Need to Know Your Roof's Condition, But Getting an Inspection Is a Hassle
Most homeowners go years without knowing what is happening on their roof. Not because they do not care, but because the process of finding out is painful. You call a roofer, schedule a visit, take half a day off work, let a stranger climb a ladder onto your house, and then wait for a report that may or may not be honest since the person writing it also wants to sell you a new roof.
That is a lot of friction for a simple question: how is my roof doing?
Vulcan Construction built a better answer. Our Satellite Roof Inspection Report uses current satellite imagery and Google Solar API measurements to produce a 12-page condition report on your roof. No one climbs on it. No one visits your house. You get the report in your inbox within 5 minutes of ordering.
What You Actually Get for $69
This is not a one-paragraph summary. It is a full branded PDF with seven components:
- High-resolution satellite imagery of your roof from the most recent available pass
- Measured roof area in square feet pulled from the Google Solar API, not estimated from tax records
- Estimated remaining roof life expressed as a low/high year range (e.g., 6 to 9 years)
- Visible defect flags for missing shingles, ponding water, vent damage, and debris accumulation
- Material assessment identifying your shingle type, approximate age, and condition grade
- Replacement cost estimate based on your actual roof area, not a national average
- Licensed contractor sign-off from Vulcan Construction
The report is formatted to be shared with an insurance company, a real estate agent, or a potential buyer. It is not a marketing brochure dressed up as an inspection.
When a Satellite Inspection Makes Sense
You do not need this report every year (though we do offer an Annual Digital Health Report for $29/yr if you want ongoing tracking). Here are the situations where it pays for itself immediately:
Buying a Home
Before you make an offer, spend $69 to know what you are inheriting. A roof with 3 years left on a $350,000 house means you are really paying $370,000 once you factor in replacement costs. The report gives you leverage to negotiate or walk away.
Selling a Home
Attach the report to your listing packet. Buyers see that the roof has been assessed by a licensed contractor and they stop worrying about it. Fewer concession requests, faster close. For a more formal certification, see our Pre-Listing Roof Certification.
After a Storm
If hail or wind hit your area, the satellite report gives you a baseline to compare against. Pair it with our Insurance Claim Packet to build a complete case for your adjuster. Storms are common across the St. Louis metro and Chicago suburbs, and having documentation from before the damage occurred strengthens your claim.
Annual Planning
Your roof ages whether you look at it or not. A $69 check-in every few years tells you whether you are in the "5 years out" zone where you should start budgeting, or the "fine for another decade" zone where you can relax.
How It Works
The process takes less time than reading this section:
- Go to vulcanconstruction.com/products/satellite-roof-inspection-report
- Enter your property address
- Pay $69
- Our system pulls the latest satellite imagery and Google Solar measurements for your address
- A branded 12-page PDF lands in your email within 5 minutes
No scheduling. No phone calls. No one on your property.
What Satellite Cannot See
We are honest about the limits. Satellite imagery cannot detect:
- Interior leaks or attic moisture
- Underlayment condition beneath shingles
- Small nail pops or hairline flashing cracks
- Deck rot under the surface
For those, you need a physical inspection. Our Drone Roof Inspection ($199) handles that with 4K close-up imagery, or you can book a full boots-on-roof diagnostic for leak-specific issues.
The satellite report is a screening tool. It tells you whether everything looks normal from above, or whether you need to dig deeper. For most homeowners in most years, it is all you need.
$69 vs. a Traditional Inspection
A typical in-person roof inspection costs $150 to $400 in the Chesterfield and Naperville markets. It requires scheduling, being home, and trusting that the inspector is not padding the report to sell you work. Our satellite report costs $69, requires zero coordination, and comes from measured data rather than subjective opinion.
If the satellite report flags something concerning, you can then invest in a closer look. But most roofs, most of the time, do not have visible problems. Why spend $300 to confirm what $69 already told you?
