Roof Maintenance Checklist: What to Do Every Season

Your Roof Is Not "Set It and Forget It"

A quality roof is built to last decades, but only if you maintain it. Most premature roof failures we see in St. Louis are not due to bad materials or bad installation -- they are due to neglect. Clogged gutters, unchecked flashing, and ignored warning signs turn a 30-year roof into a 15-year problem.

Here is the seasonal maintenance checklist we recommend to every homeowner.

Spring: Post-Winter Assessment

  • Inspect shingles from the ground with binoculars for any winter damage, lifting, or missing pieces
  • Clean gutters and downspouts of debris from fall and winter
  • Check for ice dam damage at the eaves -- look for water stains on interior walls near the roofline
  • Trim any branches that grew close to the roof over winter
  • Look for algae or moss growth, especially on north-facing slopes

Summer: Storm Season Readiness

  • Ensure attic ventilation is working properly -- your attic should not be drastically hotter than outside temperature
  • Check pipe boots and vent flashing for cracking or separation
  • Document your roof condition with dated photos (baseline for any storm claims)
  • Verify your insurance policy covers wind and hail at replacement cost
  • Schedule a professional inspection if your roof is over 10 years old

Fall: Winter Preparation

  • This is the most important gutter cleaning of the year -- clear all leaves and debris before freeze
  • Inspect and reseal any caulking around roof penetrations
  • Check attic insulation levels -- proper insulation prevents ice dams
  • Look for any shingle damage from summer storms that you may have missed
  • Ensure downspouts direct water at least four feet from your foundation

Winter: Monitor and Protect

  • After heavy snow, check for ice dams forming at the eaves
  • Look for icicles forming where they normally do not -- this signals heat loss and potential ice dam issues
  • Monitor your ceilings and walls for new water stains after freeze-thaw cycles
  • Do NOT get on your roof in winter conditions. If you suspect damage, call a professional.

When to Call a Professional

DIY maintenance has its limits. Call a roofer if you notice:

  • Active leaks or new water stains
  • Shingles that are buckled, cracked, or missing
  • Flashing that has pulled away from walls or chimneys
  • Sagging in any area of the roofline
  • Anything that requires getting on the roof
