What does Pass, Conditional, and Fail mean?

Pass means the roof has significant remaining life and no major visible issues. Conditional means the roof is functional but has areas that may need attention within 2-3 years. Fail means the roof has significant damage or has reached end of life. We report honestly — a credible certification is more valuable than a rubber stamp.

Can my buyer’s inspector challenge this certification?

Yes. A buyer can always obtain an independent inspection. Vulcan’s document describes the inspection performed, observed findings, and stated limitations; it does not bind a buyer, inspector, carrier, or lender.

How long is the certification valid?

The validity period is stated on the final document and depends on the inspection date, property condition, weather events, and applicable local requirements.

Do I need to be home for this?

Access or owner coordination may be required because this certificate is not issued from satellite imagery alone. Vulcan confirms the inspection plan before scheduling.

Can I get this for a property I’m buying (not selling)?
