What does Pass, Conditional, and Fail mean?
Pass means the roof has significant remaining life and no major visible issues. Conditional means the roof is functional but has areas that may need attention within 2-3 years. Fail means the roof has significant damage or has reached end of life. We report honestly — a credible certification is more valuable than a rubber stamp.
Can my buyer’s inspector challenge this certification?
The certification is based on measured satellite data and a licensed contractor’s professional opinion. While a physical inspection may reveal additional details not visible from satellite imagery, the measured data (square footage, material assessment, visible condition) is objective and verifiable.
