Roofing Costs in Missouri: 2026 Price Guide

Real Numbers, Not Bait-and-Switch Ranges

Most roofing websites give you a range so wide it is useless. "$5,000 to $30,000" tells you nothing. We are going to give you actual pricing based on what we see in the St. Louis metro market in 2026.

Disclaimer: every roof is different. These are averages. Your specific project could be higher or lower depending on factors we will cover below.

Roof Replacement Costs (Full Tear-Off and Replace)

For a standard residential roof replacement in the St. Louis metro area:

  • Small home (15-20 squares): $7,500 - $11,000
  • Average home (20-30 squares): $10,000 - $16,000
  • Large home (30-45 squares): $15,000 - $25,000
  • Premium materials (designer shingles or metal): Add 30-60%

One "square" equals 100 square feet of roof area. Your roof area is typically 1.3 to 1.6 times your home's footprint, depending on pitch and overhangs.

What Is Included in That Price?

A legitimate quote should include all of the following:

  • Complete tear-off of existing shingles and underlayment
  • Disposal and dump fees
  • Replacement of damaged decking (reasonable amount, typically up to 2-3 sheets)
  • Ice and water shield in code-required areas
  • Synthetic underlayment across the entire deck
  • New drip edge on all eaves and rakes
  • Architectural shingles (brand and product line specified)
  • New pipe boots and vent flashing
  • Ridge vent for proper ventilation
  • Step flashing and counter flashing where the roof meets walls
  • Final cleanup including magnetic nail sweep
  • Workmanship warranty

If any of those items are missing from a quote, the price is not lower -- it is incomplete.

Roof Repair Costs

  • Minor repair (few shingles, small leak): $300 - $800
  • Moderate repair (flashing, vent boot, small section): $800 - $2,500
  • Major repair (large section, multiple leak sources): $2,500 - $5,000

Factors That Affect Your Price

  • Roof pitch: Steeper roofs are more dangerous and labor-intensive. A 12:12 pitch costs more than a 6:12.
  • Accessibility: Tight lots, landscaping, and multi-story homes affect setup and labor costs.
  • Layers: If your roof has two layers of existing shingles, tear-off takes longer and generates more disposal fees.
  • Decking condition: Extensive rot means more plywood replacement.
  • Complexity: Dormers, valleys, hips, skylights, and chimneys all add labor time.
  • Material choice: Impact-resistant and designer shingles cost more than standard architectural.

The Insurance Factor

If your replacement is covered by an insurance claim, your out-of-pocket cost is typically just your deductible (usually $1,000 - $2,500 for most Missouri policies). We handle the entire claim process, including supplements to ensure the insurance payout covers the full scope of work.
