Every other roofer wants you to book a 90-minute in-home pitch before they quote a number. We publish ours. Below are the ranges we actually charge — per square and by home size — for architectural shingle and flat / membrane roofs.
Pricing by roof type
A “square” is 100 sqft of roof surface. The whole-roof columns assume typical pitch (6/12–8/12) and one layer of tear-off. Steeper pitches, extra layers, and deck repair adjust the final number — see “what drives the price” below.
Asphalt Shingle
Architectural 30-yr shingle. The workhorse of the Midwest. 80% of roofs we replace.

What drives the price
Five variables move the number up or down. If a roofer quotes you without inspecting these, they are guessing — or padding.
Pitch
Steeper than 8/12 requires harnesses, toe boards, and slower production. Expect a 15–30% premium above 8/12.
Tear-off layers
One layer of shingles is standard. Two or three layers means more labor, more dumpster fees, more disposal tonnage.
Deck repair
Rotten or delaminated decking is billed per sheet of OSB replaced. We quote a likely range upfront and only charge for what we actually replace.
Material tier
Architectural 30-yr vs. designer-class (Grand Manor, Presidential) shifts the per-square cost 20–40%. Class-4 impact-resistant upgrade typically adds 10-15% and pays back via homeowner insurance discounts.
Access & complexity
Dormers, valleys, skylights, chimneys, multiple rooflines, and tight urban lots all add labor hours. A cut-up roof costs more than a rectangle.
